Job Description

SUMMARY:  The Senior Marketing Manager will be responsible for the execution of the real estate marketing plan with a concerted focus on all on-island initiatives including the development of communication content for real estate marketing collateral materials, the oversight of the social media strategy and content, the oversight of on-island and community relations events and broker outreach marketing programs for Timbers Kauai - Ocean Club & Residences.



Essential functions as defined are ILLUSTRATIVE ONLY and not a comprehensive listing of all functions and duties performed by incumbents within this classification. Essential duties and responsibilities may include, but are not limited to, the following:


  • Collaborate and assist with the creation and execution of real estate project marketing programs and campaigns, including email, events, PR, digital, traditional and social media.
  • Manage/develop content for Owner, Prospect and MLS email communications in accordance with appropriate processes and approval channels.
  • Assist in the writing and communication content for nurture emails, eBlasts and eNewsletters, website blog posts, web and other marketing collateral materials.
  • Responsible for clear and consistent two-way communication with Marketing Director located remotely in the Corporate Office on the mainland and sales and team and Project Director located in the field.
  • Manage real estate project social media programs (Facebook and Instagram), including social strategy management, development of content calendars, writing posts and post optimization. Manage the creation of photography and video assets required for effective social media programs.
  • Manage on-island agency and vendor relationships, purchase orders, billing process, and reconciliation.
  • Manage fulfillment docs, touch points, broker letters for fulfillment as well as all gifting associated with Owners, prospects and closing gifts.
  • Plan and execute property events, creating impactful, on-brand events for Owners, Prospects, and Brokers.
  • Develop 3rd Party broker partnerships strategy and campaign implementation with sales executives.
  • Support Sales team with ongoing communication, coordination and project management.
  • Develop strategic on-island brand partnerships and implement PR/lead generation campaigns in collaboration with these strategic partners.
  • Assist in the relationship management with PR firm and provide strategic direction for PR activity:
    • Coordinate and host individual and group press visits.
    • Provide content for press releases, stories, interviews, etc.
  • Manage all assets on marketing server in an orderly way per the process documents.
  • Support optimal marketing production and campaign approvals and quality control and tracking programs that are effective, timely and scalable.
  • Assist in the development of tracking reports and analytics for core competitive set and target market customer insights.
  • Possess and maintain a thorough understanding of the hospitality industry and stay abreast of industry trends.
  • Contribute to the efficiency and effectiveness of the real estate team’s service to its customers by offering suggestions and directing or participating as an active member of a team.
  • Demonstrate courteous and cooperative behavior when interacting with the public and staff; act in a manner that promotes a harmonious and effective workplace environment.

Education and Experience:

Bachelor’s degree in Marketing preferred. Must have 3+ years’ relevant digital marketing work experience; OR an equivalent combination of education, training, and experience. Hospitality, hotel and/or real estate marketing experience is a plus.


Licenses and/or Certifications:

  • Google Analytics, Google Tag Manager, Google AdWords.


Required Knowledge and Skills

Knowledge of:                         

  • Policies and procedures of Timbers Resorts.
  • Principles, practices, and techniques of the marketing & digital marketing industry.
  • Correct business English, including spelling, grammar, and punctuation.
  • Planning, organizing and administering comprehensive reports and presentations.
  • Open-source CMS applications such as Drupal and WordPress.
  • Professionalism in daily conduct and interactions.


Skill in:

  • Adobe Creative Suite, HTML/CSS, Google AdWords, Analytics & Tag Manager.
  • Planning, organizing and prioritizing.
  • Managing multiple projects and programs.
  • Planning, organizing and administering comprehensive reports and presentations.
  • Preparing clear and concise reports, correspondence and other written materials.
  • Using initiative and independent judgment within general policy guidelines.
