SUMMARY:

Maintain and repair pools and associated facilities for the company while also being able to assist in other tasks related to maintaining and repairing the buildings and systems at Timbers Kaua’i  

ESSENTIAL FUNCTIONS:

Essential functions as defined are ILLUSTRATIVE ONLY and not a comprehensive listing of all functions and duties performed by incumbents within this classification.  Essential duties and responsibilities may include, but are not limited to, the following:

  • Cleans and maintains filled pools and facilities by skimming, vacuuming, and performing chemical treatments
  • Periodically empties pools to perform deep cleaning, including brushing and scrubbing walls, floors, and surfaces
  • Regularly tests pool water for pH; chlorine; presence of bacteria, algae, or contaminants; and other data
  • Ensures correct color, chemistry, and clarity of pool water
  • Calculates and adds chemical treatments to maintain pH balance, eliminate contaminants, or correct other problems
  • Inspects pool and equipment; troubleshoots and repairs identified issues
  • Completes and maintains daily logs outlining chemical usage, water quality, repairs, and supplies
  • Installs, maintains, and repairs automated control systems, intake and drain valves, pumps, motors, and chemical and leak detection systems
  • Coordinate and prioritize work requests with the Facilities Maintenance Supervisor
  • Read and interpret equipment manuals and work orders to perform required maintenance and service
  • Perform arrival check of units and correct any deficiencies that may be detected
  • Perform daily, weekly and bi-weekly checklist items
  • Assist with Preventive Maintenance Plans for the facility
  • Use a variety of hand and power tools, electric meters and material handling equipment in performing duties
  • Comply with safety regulations and maintain clean and orderly work areas
  • Perform basic maintenance duties for all Timbers Kauai Ocean Club units including:
    • Plumbing: un-clog sinks, toilets, showers and tubs;
    • Repair/replace toilets, faucets
    • Electrical: repair/replace broken switches/plugs/fuses/light bulbs & fixtures
    • Glazing: replace broken door/window glass
    • Painting: exterior and interior
    • Drywall repair
    • Perform general maintenance on HVAC units: replace air filters, clean condenser coils, drains, etc.
  • As a team leader, you will be the contact point for all team members, so your communication skills should be excellent
  • You should also be able to act proactively to ensure smooth team operations and effective collaboration
  • Ultimately, you should lead by setting a good example and engage the team to achieve goals
  • Other duties as assigned

QUALIFICATIONS:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.  The requirements listed below are representative of the knowledge and/or skill required.

Education and Experience:

  • High School Diploma/GED; AND two (2) years of hospitality experience; OR an equivalent combination of education, training, and experience
  • Minimum (2) years’ experience in pool & spa maintenance

Licenses and/or Certifications:

  • Preferred but not required HVAC-Refrigerant Certification and/or Facilities Maintenance license
  • Position requires completion of Pool Operators Certification or equivalent
  • Valid driver’s license with acceptable driving record based on insurance company requirements for insurability

Required Knowledge and Skills

  • Preferred but not required, operating office equipment including computers and supporting work processing, spreadsheets and database application, or experience with work order software systems
  • Requires operations knowledge & understanding of VIVO Aquatics automated systems software and chemical controllers, including ability to conduct basic to complex systems troubleshooting & repairs of the Vivo Aquatics controller system  & Nexgen salt chlorine generators, water pumps & motors, acid pumps, pool spa heaters, all equipment related to pools & spa maintenance
  • Communicating clearly and concisely, both orally and in writing: establishing and maintaining effective working relationships with those contacted in the course of work
  • Ability to conduct periodic safety assessment of work site and make corrective actions
  • Effective reading and comprehension
  • Contributing effectively to the accomplishment of team or work unit goals, objectives and activities
  • Dealing successfully with a variety of individuals from various socio-economic, ethnic and cultural backgrounds
  • Safe working knowledge and uses & understanding of pools & spa’s required chemicals, including its proper storage & disposal
    • Such as but not limited to, chlorine tabs, muriatic acid, salt, algaecides, water polishers, etc.

  • Must be able to bend, stoop, crawl, swim, squat, have good balance and stretch to fulfill cleaning and repair/maintenance tasks
  • Must be able to stand and exert well-paced mobility for up to 4 fours in length
  • Must be able to lift up to 25 lbs. on a regular and continuing basis
  • Must occasionally lift and/or move up to 50 – 75 pounds
  • Must be subject to atmospheric conditions, one or more of the following conditions that affect the respiratory system or the skin: fumes, odors, dusts, mists, gases or poor ventilation
  • May be subject to oils; air or skin exposure to oils and other cutting fluids, harsh chemicals
  • Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening, hearing, and solid visual ability
