SUMMARY:

The best candidate will be experienced with a variety of maintenance trades, be experienced in management of a diverse group of employees, ability to change directions at any given time without much notice, and be able to create and endeavor to meet personal, department, and property goals

 

ESSENTIAL FUNCTIONS:

Essential functions as defined are ILLUSTRATIVE ONLY and not a comprehensive listing of all functions and duties performed by incumbents within this classification.  Essential duties and responsibilities may include, but are not limited to, the following:

  • Coordinate and prioritize work requests with General Manager, Director of Resort Operations, Operations Manager, Department Heads and Whole Owners
  • Responsible for the coordination of all pre-arrival room checks and Moving Mountains departure checks.
  • Ensures employee technical training, preventive maintenance and facilities maintenance issues are addressed on a timely and proactive basis
  • Responsible for managing and delegating projects and repairs with the Facilities staff
  • Coordinates and schedules all vendor managed repairs and service contract work
  • Coordinate yearly whole ownership unit checks, residence club and ER annual maintenance, amenity and common area maintenance. Repair and coordinate any deficiencies found as needed. 
  • Responsible for creating purchase orders (PO’s) and debit card purchase requisitions and submitting them to the Director of Operations for review and approval
  • Responsible for looking at cost saving scenarios for the Facilities department and OSP as a whole
  • Communicate with managers, department heads, sales team, staff and base area business (as necessary) on any building related repairs or maintenance item that may impact the overall OSP experience
  • Implements preventative maintenance program(s) based on routine maintenance as directed by the equipment manufacture
  • Attend Safety Committee meetings and provide feedback on safety policies
  • Keep and maintain updated MSDS records
  • Must have current, valid, Colorado driver's license
  • Ensures direct reports are adequately trained, equipped and motivated so that the Facilities programs can be accomplished in a safe, timely and cost-effective manner
  • Responsible for doing semi-annual and yearly Facility staff reviews
  • Ensures proper staffing and scheduling to meet operational and ownership needs
  • Must be a Certified Pool Operator (CPO Certification)
  • Familiar with building automation computer systems
  • Compiles information necessary for budget and capital expenditure projects
  • Support’s and encourages work-life balance assisting self and staff in obtaining their personal and professional goals
  • Perform basic maintenance duties for all OSP units including:
    • Plumbing: un-clog sinks, toilets, showers and tubs; repair/replace toilets, faucets
    • Electrical: repair/replace broken switches/plugs/light ballasts
    • Carpentry: repair/replace damaged wood trim; repair/replace door/window hardware
    • Flooring: install carpet or wood flooring/coordinate the repair of carpet or wood flooring
    • Caulking: baseboards/door casings/window casings
    • Painting: exterior and interior
    • Drywall repair
    • Appliances: basic troubleshooting and repair

QUALIFICATIONS:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.  The requirements listed below are representative of the knowledge and/or skill required.

 

PHYSICAL REQUIREMENTS

  • Must be able to stand and exert well-paced mobility for up to 4 hours in length
  • Must be able to bend, stoop, squat and stretch to fulfill repair, maintenance and cleaning tasks
  • Must be able to lift up to 25lbs on a regular and continuing basis
  • Must have the ability to bend, squat, and frequently lift 50lbs and occasionally lift up to 100lbs.
  • Requires manual dexterity to use and operate all necessary equipment
  • This position is subject to hazards; including a variety of physical conditions, such as proximity to moving mechanical parts, electrical current, working on ladders (high places), exposure to high heat or exposure to chemicals.

 

JOB KNOWLEDGE, SKILLS AND ABILITIES

  • Must be a Certified Pool Operator (CPO Certification)
  • Knowledge of fire panels, Fire & Life Safety devices, fire pumps and jockey pumps
  • Familiar with building automation computer systems such as……. Johnson Controls CPU, Transcendent, OPERA
  • Must have current, valid Colorado driver's license
  • High school or equivalent education required
  • Experience in all phases of mechanical/electrical systems
  • Knowledge of membership/ownership opportunities within One Steamboat Place (SC, RC, WO, ER, etc.)
  • Have conversational knowledge of all other Timbers Properties, the Reciprocity Program and the Timbers Collection.
